Announcing the Green Thumb Committee

As many of you may have noticed, our capital improvement project has left our complex in need of some remedial landscaping work to beautify our surroundings. With that in mind, the Board has created a "Green Thumb Committee" and invited members of our community to volunteer their time and efforts to this cause. We are pleased to announce that these good neighbors have stepped up to help improve our curb appeal: Ed Downe, Andrea DeBoer, Josh Drazen, Melissa Simonetti, Amy Borrero, Sandy Lanning and Debra Melillo. The Board thanks them all for volunteering!

Annual Meeting 1/25/2018

The annual meeting was held at the Town Beach Community Center. We were pleased to have the new budget (with no increase in the common fees) approved unanimously by the community. We are also happy to welcome Lisa Labonte as a new member of the Board of Directors. For those who like to plan ahead, regular meetings of the Board will be held at 6:30 pm on the second Tuesday of every month, with the exception of the February meeting, which will be on February 15. All are welcome.

Capital Improvement Project - Update

As you are aware, the Community approved the Capital Improvement Project back in October. Since that time, we have completed the closing of the loan with Windsor Federal Savings Bank and are ready to commence work.

 

Unfortunately, the timing has not worked out with our contractors and they will not be able to start until springtime. Given the already cold weather and the necessity of some warmth for the projects to be completed correctly, this will likely work out better for the ultimate longevity of the project.

 

In the meantime, if you have any pressing roof, siding or fence repairs that should be addressed over the course of the winter, please contact Dennis DeMeglio at Unique Property Management to discuss.

 

As disappointed as we all are about this delay, we believe that it would have been foolhardy to press forward through the winter only to further expose the buildings to the elements when the old roofs and siding were removed.

Capital Improvement Project - APPROVED!

After two Unit Owner meetings, we are pleased to announce that the Capital Improvement Project has been approved by the community. We will be closing the loan with the bank in the next few weeks and work will begin immediately afterward. We are looking forward to this long overdue project getting started. Thank you to everyone who participated in the voting process.

Capital Improvement Project

We have two important community meetings coming up regarding our capital improvement project. The first will be an informational meeting on September 28th, quickly followed by a mandatory voting meeting on October 5th. We strongly encourage as many as possible to attend.

Community Meeting 6/13

We had a good turnout at the Senior Center where we were treated to a detailed presentation from Jules Lefcowitz of Community Planners about the plans to repair the roofs, siding and fences. He also outlined the bidding process and the importance of consistency in the understanding of the complete scope of the projects.

 

We also heard from our attorney, Chris Hansen, regarding the potential for a loan and the voting process that will be required to have that approved by the community.

 

Our next community meeting will be scheduled as soon as the bidding and evaluation process has concluded.
